Check-in and check-out times 

What are the check-in and check-out times?

We offer 7 days a week check-in / check-out, accepting bookings starting and ending any day of the week.

Access to the facility can be done independently with self check-in (key box). Upon arrival, each guest is asked to hand over their own identity document to complete the administrative formalities.

The apartment is returned as delivered (tidy, free of garbage, empty refrigerator, etc.).

An inspection of the apartment may be required prior to check-out (check-out is requested by 12 midday on the day of departure).

What is the minimum and maximum length of stay?

The minimum length of stay is 2 nights. The maximum length of stay is 3 months, with renewal on a monthly basis, in compliance with the rules of the house and upon further availability. 

Number of guests

How many people can stay in the apartments?

No persons other than those declared at the time of booking and registered upon arrival are allowed access. Violation of this rule will result in the immediate termination of the contract, without refund of the booking price. The number of beds per apartment is indicated on the Apartments page and repeated on the Prices page (the use of sofa beds is suitable for short stays).

Can children stay in the property?

The apartments of Residence 3 Nidi are not suitable for children under the age of 6.

Anti-waste rules and 'card energy saver'

To avoid wasting energy, the apartments are equipped with a card that must be kept connected to the opening keys. Upon leaving the building, it is mandatory to remove the card from the energy saver.

The heating - air conditioning system is regulated at a suitable temperature according to the relevant regulations.

Nido 2-3 are equipped with a 80-litre electric storage water heater (moderate hot water use is recommended to optimise the efficiency of the device).

How does separate waste collection work?

The waste must be correctly sorted and placed regularly in the special containers located in the structure (garden area) .

Is a security deposit required?

The deposit of 100 € is deposited upon arrival and returned upon return of the apartment, subject to verification of good condition.

Are there any additional charges to add to the price of the apartment?

To the price of the apartment, the usual tourist tax and stamp duty (2 €) are added for the payment receipt.

In addition, the cleaning service is always mandatory at the end of the stay (included in the price of the apartment for stays of up to 2 nights, to be added to the price of the apartment for longer stays, as indicated on the Prices page. The cleaning service takes place every 15 days and it is mandatory every 30 days).

When is the reservation to be considered confirmed?

The reservation is finalized upon receipt of the advance payment . 

What languages are spoken? 

Italian, English, French.

What are the main services included in the price?

  • initial supply of bed linen

  • initial supply of bath towels  

  • fully equipped kitchen

  • unlimited Wi-Fi connection

  • free Netflix and Prime Video access from smart TVs

Does Residence 3 Nidi have parking?

1 parking space (unattended) per apartment is normally available (Nido 1 private, next to the garden area; Nido 2-3 public, street-front).

Is smoking allowed?

All apartments are non-smoking, violation of this rule entails a charge of 150 €.

Are pets allowed?

No, pets are not allowed in the entire structure of the Residence 3 Nidi. 

Is the fireplace in Nido 1 working?

No, the fireplace is for furniture, its use is strictly forbidden for safety reasons. Violation of this rule will result in a charge of € 300 and immediate termination of the contract, without refund of the booking price. 

Can parties be organized?

No, the organization of parties / events is prohibited.

Furthermore, it is recommended to respect the rest time slot (22-8, 13:30-15:30).

Can reservations be canceled after confirmation?

There is no refund for late arrival or early departure. 

Guests may cancel a reservation to request a refund

up to 1 week before check-in.

For cancellations made after this deadline, there is no refund.
